General Terms and Conditions – Holiday Home Obobonne
1. Reservation and Payment
The rental price is based on the rates stated in the online booking tool at the time of reservation.

Deposit: Upon booking, a deposit of 50% of the total rental amount must be paid within 4 days of receiving our confirmation email. The reservation is only final upon receipt of this deposit. If payment is not received within 4 days, the reservation will automatically expire.

Balance: The remaining balance, along with the security deposit of €300, must be paid at least one week (7 days) before the start of the rental period.

Tourist Tax: The City of Geraardsbergen charges a tourist tax of €2 per person per night (including babies and children). We ask you to pay this together with the balance; we transfer this full amount to the city.

Late Payment: In the event of non-payment or late payment of the deposit or balance, the owner is entitled to cancel the booking in accordance with the applicable cancellation policy. The security deposit will always be fully refunded in case of cancellation.
2. Security Deposit
The security deposit of €300 serves to cover any damage or excessive consumption. If no damage is found and the property is left in good condition, the deposit will be refunded within 14 days after departure.

Extra Cleaning: Although final cleaning is included in the price, the owner reserves the right to deduct extra cleaning hours from the deposit if the house is left in poor condition.

Keys: The tenant receives 2 security keys upon arrival. In case of loss, replacement costs will be deducted from the security deposit.
3. Arrival and Departure

Check-in: The property is available from 5:00 PM (17:00h).

Check-out:

Departure on Sunday: before 3:00 PM (15:00h).

Departure on Monday or Friday: before 11:00 AM (11:00h).

4. House Rules and Surroundings

Pets: Due to strict hygiene guidelines, pets are not allowed in the house.

Peace and Quiet: We cherish the silence of this environment. Guests are expressly requested to respect the peace and avoid noise nuisance for the neighbors.

Smoking: Smoking inside the house is strictly prohibited.
5. Cleaning and Maintenance
We want you to enjoy your holiday until the very last moment; therefore, we provide the final cleaning. However, upon departure, the house must be left “broom-clean”:

Kitchen utensils must be cleaned and put back in place; the dishwasher must be emptied.

Oven, microwave, refrigerator, and barbecue must be left clean by the tenant.

Waste must be correctly sorted in the provided containers/bags in the storage room at the back of the house.
6. Cancellation
Cancellations must be sent by email to contact@obobonne.be. The owner will send a confirmation of the cancellation via email immediately upon receipt.

Up to 30 days before the start of the rental period: 0% of the rental price is charged (full refund).

Between 30 and 15 days before the start of the rental period: 60% of the rental price is withheld (40% refund).

Less than 15 days before the start of the rental period: 100% of the rental price is withheld (no refund possible).
The owner reserves the right to terminate the agreement due to serious circumstances. In that case, the tenant will be informed as soon as possible, and the amount already paid will be refunded within 14 days.
7. Responsibilities and Liability

The tenant is responsible for the holiday home during the rental period and must report any damage to the owner immediately.

When leaving the property, windows and doors must always be closed and/or locked.

The owner is not liable for theft, loss, or damage to the tenant’s personal property.

The tenant must leave the holiday home in the same condition as upon arrival.
8. Questions or Complaints
Despite our care, it is possible that you may have a suggestion or a complaint. We ask you to report this in a timely manner so that we can maintain and/or improve our service and quality. You can always contact us during your stay at Obobonne. We wish you a pleasant stay!
